Getting started
Do I need investing experience?
No. Start with the free map to see which areas make money. When a house catches your eye, a report spells out what it would rent for, what it costs to own, and what it is worth.
Is it really free?
Yes. The map is free, with no credit card and no time limit. You pay only to check specific homes: 3 reports for $5, or a Basic plan to check every home for sale in your areas.
What does “makes money” mean on the map?
It means cash flow: the rent left over each month after the mortgage, taxes, insurance, and other costs. ZIP colors use one standard loan for every ZIP, so areas compare fairly. Homes for sale (Basic and Pro) use your own down payment, rate, and monthly target. Green works at the asking price, yellow works if you offer less, and red needs a big discount.
How fast can I go from the map to an offer price?
Seconds, on Basic and Pro. Click a ZIP, see its homes for sale, click one, and the Deal Analyzer opens with rent, taxes, insurance, and value filled in. Change any number and the max offer updates.
Plans and billing
What’s the difference between Free, Basic, and Pro?
Free is the map: every U.S. ZIP code colored by what a rental there earns, with the ZIP table and basic filters. It does not show homes for sale. Basic ($29/mo) adds the homes for sale in 5 areas you pick. Each one is checked against your down payment, rate, and monthly target, colored on the map, and given a max offer. Basic also includes the Deal Analyzer, a deal pipeline you can export to PDF, a preview of the ZIP solver, and 50 owner, tax, and sales-history lookups a month. Pro ($129/mo) covers 50 areas, enough for a whole city, and adds the full ZIP solver, which ranks every home in a ZIP at once. It also adds current-month data, listings kept within 24 hours fresh, 250 lookups a month, unlimited workspaces, and priority support.
What are active markets?
Active markets are the ZIP codes you choose to follow. Basic includes 5 and Pro includes 50. While a market is active, its listings are kept fresh whenever you view it: within 72 hours on Basic and 24 hours on Pro. You can swap a market for another after a 7-day minimum hold.
What are property lookups?
A lookup pulls the owner record, tax history, and sales history for one listing in your markets. Basic includes 50 a month and Pro includes 250. You choose which properties to research, and lookups reset monthly. They are separate from report credits.
Can I upgrade, downgrade, or cancel anytime?
Yes. An upgrade takes effect right away. A downgrade or a cancellation takes effect at the end of your billing period, and you keep paid features until then. After that your account moves to Free, and your saved workspaces and settings stay. Annual billing saves up to 23%.
What if I’m not satisfied?
Explore the free map as long as you like before you spend anything. If you upgrade and change your mind, cancel anytime: you keep access through the end of your billing period, and we do not charge you again.
Reports and exports
Do I have to subscribe to run property reports?
You do not need a subscription. On any plan, including Free, you can buy report credits and pull full property reports one at a time. Reports use their own credits on every plan, separate from the monthly lookups in Basic and Pro. A pack of 3 reports is $5, and bulk pricing is available (100 reports for $129). Each report includes up to 25 nearby rentals, up to 25 nearby homes for sale or recently off the market, ownership data, tax information, demographics, a rent estimate, a value estimate (ARV), a map view, and a downloadable PDF. Credits last 12 months, and reopening a saved report is free until its underlying data expires.
Can I send an analysis to my agent or lender?
Yes, two ways. A property report (3 for $5, any plan) is a PDF on one house. On Basic and Pro, the pipeline export is one PDF of the deals you saved, with a summary table and a page per property.
Data and accuracy
Where does the data come from?
MLS-derived listing and rental feeds, county tax and ownership records, sales history, HUD Fair Market Rents, U.S. Census data, and Redfin market medians. Every number shows its source and a confidence level, and you can change any of them.
How often is the data updated?
Listings in your active markets are kept within 72 hours fresh on Basic and 24 hours on Pro, checked when you view the market. Owner, tax, and comp data refresh every 30 days. ZIP-level map data updates monthly, and Pro can switch to current-month figures.
Strategies
Does it handle BRRRR and flips?
Yes, on Basic and Pro. The Deal Analyzer switches between Buy & Hold, BRRRR, and Flip without rebuilding the deal. For BRRRR it tells you which of four outcomes the deal lands in, from a clean BRRRR (all your cash comes back and it still cash flows) to no go.
Do I need to be a voucher investor?
No. You can run the same house on market rent and on HUD rent, side by side. Most users invest conventionally and use the HUD view as a second check.
Is HUD rent what I’ll actually get paid?
Not exactly. HUD publishes Fair Market Rent (FMR) and Small Area FMR (SAFMR) as reference figures. The voucher payment depends on your local housing authority’s payment standard, rent reasonableness, utility allowances, and inspections. Use the HUD figures to model a scenario, then confirm with your local housing authority.
