About Heatmap Housing

Decision-intelligence for rental investors — from first deal to scaled portfolio.

What We Do

Heatmap Housing is a decision-intelligence platform built for rental investing.

Most investors lose time (and money) because their process doesn’t scale: they bounce between listing sites, spreadsheets, rent estimates, tax records, and guesswork.

Heatmap Housing combines nationwide market discovery with modeled underwriting in a single workflow:

  • Scan the country by ZIP to find markets aligned with your strategy
  • Drill into properties with sourced assumptions and confidence indicators
  • Adjust inputs instantly and see cash flow and DSCR update in real time
  • Export deal summaries you can send to agents, partners, or lenders

It’s not “more data.”
It’s faster, clearer decisions.

We use trusted public and market data sources (including HUD rent baselines, Census demographics, and sale transactions) and apply your assumptions (down payment, interest rate, expenses) so the numbers reflect how you buy.

Who It’s For

Heatmap Housing works best for people who treat rentals like a business:

  • Active Rental Investors — Scan markets, underwrite deals quickly, and submit offers with confidence.
  • Out-of-State Buyers — Compare markets side-by-side and validate assumptions before you fly out or hire boots-on-the-ground.
  • Agents Working With Investors — Bring clients cleaner numbers and faster market direction — without hand-built spreadsheets.
  • Portfolio Operators — Standardize underwriting across markets and keep deal evaluation consistent as you scale.

Our Mission

Make serious market discovery and underwriting accessible — without enterprise pricing.

We believe investors shouldn’t need five tools and a spreadsheet to answer basic questions:
Where should I invest?
What should I pay?
What does this deal cash flow under realistic assumptions?

Heatmap Housing exists to reduce friction, increase clarity, and help investors move from research to execution.

The Team

Landon Mickelberry

Landon Mickelberry

Founder & Developer

Landon built Heatmap Housing as both a software engineer and a real estate operator.

He has 15+ years of experience building backend systems and data products — the kind of work where accuracy, sourcing, and repeatability matter. But the platform didn’t come from theory.

Landon has been an active real estate investor since 2017, with hands-on experience across flips, long-term holds, BRRRR projects, small multifamily, and rentals with real-world constraints — repairs, turnover, financing, rehabs, and execution. He’s done the unglamorous parts too: demo, rebuilds, and new construction.

Heatmap Housing was born from frustration: spending weekends bouncing between Zillow, spreadsheets, rent estimates, and tax records just to answer basic questions:
Where should I buy?
What should I pay?
What does this deal look like under realistic assumptions?

So he built the platform he wished existed — decision-first market discovery + modeled underwriting in one workflow — and now shares it with investors who want clearer numbers and faster decisions.
